Simplified vs. Regular Method: Which Pays More?

You have two ways to calculate this deduction. One is easy, the other is lucrative but painful.

Feature Simplified Option Actual Expenses (Regular)
Calculation $5 × Sq Ft % of Home Expenses
Max Deduction $1,500 (300 sq ft) Unlimited*
Paperwork None Form 8829 + Receipts
Audit Risk Low Medium
*Unlimited Note
“Unlimited” means it is capped only by your business income. You generally cannot use home office deductions to create a tax loss (go below zero).
Deduction Value (300 sq ft Office)
Simplified Method $1,500
Fast & Easy ($5 x 300).
Actual Expenses ~$4,000

The “Exclusive Use” Trap

This is where most people get audited. The IRS is very strict about what counts as an “office.”

Pass vs. Fail Examples

  • ✅ Pass: A spare bedroom used 100% for your consulting business. No bed, no TV, just a desk and files.
  • ❌ Fail: The dining room table where you work during the day and eat dinner at night. (Not exclusive).
  • ❌ Fail: A corner of the living room where the kids also play video games.

Exception: Daycare & Storage

If you run a Daycare Facility or use space to store Inventory (for e-commerce), the “Exclusive Use” rule is relaxed.

Filing Form 8829 (Expenses for Business Use of Your Home)

If you choose the “Actual Expenses” method, you must file Form 8829.

What Can You Write Off?

You can deduct the “Business Percentage” (e.g., Office is 10% of total house square footage) of these bills:

  • Mortgage Interest or Rent
  • Property Taxes
  • Utilities (Electric, Gas, Water, Internet)
  • Homeowners Insurance
  • Repairs (Roof, HVAC)

Frequently Asked Questions

I am a W-2 employee working remotely. Can I claim this?
NO. Since the Tax Cuts and Jobs Act of 2017, employees cannot claim unreimbursed business expenses. This deduction is strictly for Self-Employed / Independent Contractors.
Does claiming a home office trigger an audit?
Historically, yes. However, the “Simplified Method” has significantly reduced audit risk. If you use the “Actual Expenses” method and claim a huge loss, expect scrutiny.
